Frequently asked questions.

  • No, the local jurisdictions don’t offer permit expediting. We have professional permit processors who will process the plans and contact the jurisdictions if a review is late.

While we can run approvals in parallel, this may shorten the time to permit, it will result in hire fees and rework to coordinate the various approvals.

Obtaining the approvals in series will be less expensive, but may take a bit more waiting. We can offer fixed fees for the Construction Document and Permitting phases if done in series.

  • The architectural design process, typically includes the following stages:

Conceptual Design: This stage involves defining the project goals, objectives, requirements, and constraints, and understanding the needs of the client, users, and stakeholders. Sometimes combined with Schematic Design.

Schematic Design: In this phase, the architect creates preliminary design concepts that illustrate the spatial relationships between different building components and systems. This stage is often referred to as "sketch design."

Design Development: In this phase, the architect develops the schematic designs into more detailed and refined design concepts, incorporating engineering systems, materials, and other technical considerations.

Construction Documents: This stage involves creating detailed drawings, specifications, and other documentation that provide instructions for the construction team to build the project.

Bidding and Negotiation: In this phase, the architect helps the client select a contractor and negotiates the contract terms.

Construction Administration: This stage involves overseeing the construction process to ensure that the project is built according to the design and specifications and that the quality and safety standards are met.
